Things to consider when looking to rent:
  • Affordability – We recommend that you look for properties you are able to afford now and in the long term as this reduces the risk of being declined and increases your chances of being able to maintain and sustain a long-term tenancy. The key phrase to keep in mind is ‘rent within your means’.
  • Guarantors – This is considered in several situations such as where the potential tenant is a student, unemployed or income fall short of the required amount.
  • Tenant deposit – This is payable when a potential tenant makes a satisfactory offer and agreement is reached to rent a property. Most landlords charge up to 5 weeks rent as deposit (monthly rent x 12 months divided by 52 weeks x 5 weeks).
  • Holding deposit – This is a one week’s rent payable as holding deposit to reserve a property for the potential tenant while all necessary checks are carried out. A successful applicant will subsequently be required to top up the deposit with another 4 weeks rent as a tenancy deposit. There are situations where holding deposit are withheld such as where the potential tenant withdraws from the proposed let which allows the agency/landlord to retain provable and permitted administrative cost that has been incurred, or where the potential tenant fails the checks by providing false information or not signing the agreement within 15 calendar days.
  • Utilities – We recommend you read your contract well before signing as some properties are rented with bills not included in your rent therefore you will be liable to ensure all utilities such as gas, water and electricity bills are paid. It is your responsibility to make contact with the supplier, providing them the meter reading at the start of your tenancy. This also includes notifying the council to ensure the right council tax bill is generated.
  • Insurance – We recommend that you take out a tenancy content insurance as your landlord is not responsible for insuring any of your personal belongings.
  • Renting with pets – Some landlords worry about potential pets related damages therefore it is recommended that you provide as much information as possible during your application and to your landlord to ensure appropriate measures are put in place to protect your tenancy aware as your deposit. In situation where permission is gained to rent with your pet, ensure that the consent is written into your contact to avoid any future misinterpretation.
